LeaseRx, LLC ("LeaseRx," "we," "us," or "our") is committed to protecting the privacy of physicians and healthcare professionals who use our Service. This Privacy Policy explains what information we collect, how we use it, and the choices you have.
Information you provide directly:
Email address — provided when you submit a lease for analysis. Used solely to deliver your Lease Intelligence Report and, if applicable, premium upgrade communications related to that specific report.
Specialty selection — used to tailor certain aspects of your analysis (e.g., healthcare-specific regulatory considerations, specialty-appropriate buildout benchmarks).
Lease documents — uploaded for analysis. These documents are processed as described in Section 2 below.
Information collected automatically:
We may collect standard web analytics information such as pages visited, time on site, browser type, and referring URL. We do not use this data to personally identify you. We do not use third-party advertising trackers. If we use analytics tools, they are configured to respect user privacy and do not share data with advertising networks.
This is the most important section of this policy. We understand that lease documents contain sensitive business and personal information, and we take their handling seriously.
Your responsibility to redact. LeaseRx does not perform automated redaction of your documents. If your lease contains personal information you do not wish to share — such as Social Security numbers, personal phone numbers, home addresses, or personal email addresses — it is your responsibility to redact this information before uploading. Most PDF viewers and word processors include redaction or editing tools for this purpose. Our system will analyze whatever you upload as-is.
Property addresses are necessary. We recommend retaining property addresses in your upload because they are necessary for accurate market benchmarking — matching your lease terms against local rent ranges, occupancy data, and comparable transactions in your submarket.
Document processing. Your uploaded document is processed in memory to extract text for analysis. The original PDF file is not permanently stored on our servers — it exists only in memory during the analysis process and is not written to persistent storage.
Report retention. After analysis, we store your generated report and associated analysis data (including extracted lease terms, your email address, specialty, and market selection) for up to 90 days. This retention period enables delivery of your report, any premium upgrade you may purchase, and related follow-up communications. Report data is automatically deleted after 90 days.
No secondary use. We do not sell, license, share, or use your uploaded documents or report data for any purpose other than generating and delivering your requested report. We do not use your lease content to train AI models. We do not share your document or report with third parties, including landlords, brokers, or other tenants.
We use the information we collect for the following purposes and no others:
To generate and deliver your report — your lease document, specialty, and email address are used to produce and send your Lease Intelligence Report.
To communicate about your report — we may send you follow-up communications related to the specific report you requested, including premium upgrade options or broker referral opportunities. These communications are limited to the report context and are not general marketing.
To improve the Service — we may use aggregated, de-identified data (such as average lease terms by market or common clause patterns) to improve our analysis methodology. This data cannot be traced back to any individual user or document.
We believe in being explicit about what we will never do with your information:
We will never sell your email address to third parties or marketing lists.
We will never share your lease document with landlords, brokers, competitors, or any third party.
We will never send you marketing emails unrelated to your report. If you receive an email from us, it is about the report you requested or a directly related service.
We will never use your lease content to train AI models or build datasets for resale.
We do not display advertising in our reports or on our platform, and we do not share data with advertising networks.
We use a limited number of third-party services to operate the platform:
Cloudflare — hosts our website and provides security and performance services. Cloudflare may process standard web request data (IP address, browser type) as part of its CDN and security services. See Cloudflare's Privacy Policy.
Email delivery service — we use a transactional email provider to deliver your report. Your email address is shared with this provider solely for delivery purposes and is not used for marketing by the provider.
Document processing — lease analysis is performed using AI services. Your document is transmitted to our processing partner for analysis. We select processing partners that do not retain or train on submitted content. It is your responsibility to redact any sensitive information before uploading.
We employ industry-standard security measures to protect your information, including encryption in transit (TLS/SSL) for all data transmission, processing documents in memory without persistent file storage, and limited data retention periods (90 days for report data). However, no method of electronic transmission or storage is 100% secure. We cannot guarantee absolute security, but we are committed to protecting your information using commercially reasonable measures.
Access and deletion. You may request access to or deletion of any personal information we hold about you by contacting us at [email protected]. We will respond to your request within 30 days.
Redaction. You are responsible for redacting any personal or sensitive information from your documents before uploading. We recommend removing Social Security numbers, personal phone numbers, home addresses, and personal email addresses before submission.
Opt out. If you do not wish to receive follow-up communications related to your report, you may unsubscribe using the link provided in any email, or by contacting us directly.
The Service is designed for licensed healthcare professionals and is not directed at individuals under the age of 18. We do not knowingly collect information from minors.
We may update this Privacy Policy from time to time. The "Last updated" date at the top of this page reflects the most recent revision. If we make material changes to how we handle your information, we will notify you via the email address associated with your account.
