LeaseRx, LLC ("LeaseRx," "we," "us," or "our") is committed to protecting the privacy of physicians and healthcare professionals who use our Service. This Privacy Policy explains what information we collect, how we use it, and the choices you have. We have tried to write it in plain language, because you should not need an attorney to understand what happens to your lease.
Information you provide directly:
Email address — provided when you submit a lease for analysis. Used to deliver your Lease Intelligence Report and, if applicable, communications about that specific report such as the premium upgrade.
Specialty, market, and lease details — the selections you make when submitting a lease. Used to tailor your analysis (specialty-appropriate benchmarks, local market data) and, if you request a specialist introduction, to route that request.
Lease documents — uploaded for analysis. These are handled as described in Section 2, which is the most important section of this policy.
Specialist request details — if you ask us to connect you with a tenant representation broker, we collect the information you enter on that form (name, email, phone if you choose to provide it, market, situation, and timeline) solely to make that introduction.
Payment information — if you purchase a premium report, your payment is processed by Stripe. Your card number goes directly to Stripe and is never seen or stored by LeaseRx. We receive only confirmation that payment succeeded.
Information collected automatically:
We use Google Analytics to understand how the site is used (pages visited, time on site, browser type, referring source). If you arrive via one of our advertisements, we also share conversion events with Google Ads — for example, that a report was requested or a purchase completed — so we can measure whether our advertising works. These events describe actions, not people: they never include your name, email address, or anything from your lease. You can limit analytics cookies through your browser settings or Google's opt-out tools.
We understand that lease documents contain sensitive business and personal information, and we take their handling seriously.
Your responsibility to redact. LeaseRx does not perform automated redaction of your documents. If your lease contains personal information you do not wish to share — such as Social Security numbers, personal phone numbers, home addresses, or personal email addresses — it is your responsibility to redact this information before uploading. Most PDF viewers and word processors include redaction or editing tools for this purpose. Our system will analyze whatever you upload as-is. Already-redacted documents are fully supported.
Property addresses are necessary. We recommend retaining property addresses in your upload because they are necessary for accurate market benchmarking — matching your lease terms against local rent ranges, occupancy data, and comparable transactions in your submarket.
Where your document goes. When you upload a lease, it is stored in encrypted form on our infrastructure (Cloudflare R2) while your report is generated, and automatically deleted within 30 days. If your document is a scanned PDF that requires optical character recognition, a copy is transmitted to Amazon Web Services (Textract, in the AWS US-East region) for text extraction; those copies are automatically deleted within 7 days. The text extracted from your lease is sent to Anthropic, our AI analysis provider, to generate your report. Under our agreement with Anthropic, submitted content is not used to train AI models.
Report retention. After analysis, we store your generated report and associated analysis data (including extracted lease terms, your email address, specialty, and market selection) for 30 days after your report is generated — the same window as your uploaded document. Your report itself is delivered to you as an email attachment and is yours to keep; this retention window governs only our own copy, which supports the premium upgrade offer and any specialist introduction you request during that period.
If you purchase a premium upgrade, we retain that report's record for 90 days after the purchase, so that we can support the refund window and answer questions about what was delivered. Report data is deleted after these periods.
No secondary use. We do not sell, license, share, or use your uploaded documents or report data for any purpose other than generating and delivering your requested report and providing services you explicitly request. We do not use your lease content to train AI models. We do not share your document or report with landlords or other tenants. If you request a specialist introduction, we share your contact details and the information you enter on the request form with that broker — never your report, its findings, or your lease document.
We use the information we collect for the following purposes and no others:
To generate and deliver your report — your lease document, specialty, and email address are used to produce and send your Lease Intelligence Report.
To communicate about your report — we may send you follow-up communications related to the specific report you requested, including premium upgrade options or, if you request one, a broker introduction. These communications are limited to the report context and are not general marketing.
To measure our advertising — as described in Section 1, anonymous conversion events tell us whether our advertising brings in the physicians it should.
To improve the Service — we may use aggregated, de-identified data (such as average lease terms by market or common clause patterns) to improve our analysis methodology. This data cannot be traced back to any individual user or document.
We believe in being explicit about what we will never do with your information:
We will never sell your email address to third parties or marketing lists.
We will never share your lease document with landlords, competitors, or any third party. (If you request a specialist introduction, we share only your contact details and what you enter on the request form — never your lease document, your report, or its findings.)
We will never send you marketing emails unrelated to your report. If you receive an email from us, it is about the report you requested or a service you asked for.
We will never use your lease content to train AI models or build datasets for resale.
We do not display advertising in our reports or on our platform.
We use a small number of service providers to operate the platform. Each receives only what it needs to do its job:
Cloudflare — hosts our website, provides security services including the Turnstile bot check on our forms, and stores uploaded documents (R2) under the 30-day deletion described above. See Cloudflare's Privacy Policy.
Anthropic — our AI analysis provider. Receives the text of your lease to generate your report; does not train on submitted content. See Anthropic's Privacy Policy.
Amazon Web Services — performs optical character recognition on scanned documents (Textract, US-East region), with copies automatically deleted within 7 days. See AWS's Privacy Notice.
Resend — delivers your report email. Receives your email address solely for delivery. See Resend's Privacy Policy.
Stripe — processes premium report payments. Your card details go directly to Stripe and never touch our servers. See Stripe's Privacy Policy.
Google — provides the analytics and advertising measurement described in Section 1. See Google's Privacy Policy.
We employ industry-standard security measures to protect your information, including encryption in transit (TLS/SSL) for all data transmission, encrypted storage for uploaded documents, short automatic deletion windows (7 days for OCR copies, 30 days for uploaded documents and report data; 90 days for purchased reports), and payment processing that keeps card data entirely outside our systems. However, no method of electronic transmission or storage is 100% secure. We cannot guarantee absolute security, but we are committed to protecting your information using commercially reasonable measures.
Access and deletion. You may request access to or deletion of any personal information we hold about you by contacting us at hello@getleaserx.com. We will respond to your request within 30 days.
Redaction. You are responsible for redacting any personal or sensitive information from your documents before uploading. We recommend removing Social Security numbers, personal phone numbers, home addresses, and personal email addresses before submission.
Opt out. We only send emails about the specific report you requested. If you'd prefer not to hear from us at all, email hello@getleaserx.com and we'll remove your address.
The Service is designed for licensed healthcare professionals and is not directed at individuals under the age of 18. We do not knowingly collect information from minors.
We may update this Privacy Policy from time to time. The "Last updated" date at the top of this page reflects the most recent revision. If we make material changes to how we handle your information, we will notify you via the email address associated with your report.
